About Our Place in Johor


Last year, we read newspaper article about Singaporeans buying houses in Johor as retirement/weekend homes. It was quite an interesting concept so one day we hired a car and drove through Tuas 2nd Link to look around. We've never really been to Johor except for on the way to KL or Mersing so we knew very little about the city. The only name we knew of about the housing development was Nusajaya and Bukit Indah.

On our first driving trip, we accidentally found the East Ledang development, which is more high end luxury spacious contemporary homes on overall 275 acres of land, developed by UEM Land. This is part of Nusajaya (which is residential area of the Iskandar project).

This development is located less than 10 mins drive from the 2nd link immigration checkpoint. For more information on this development, you can visit http://www.eastledang.com/.
1st phase was launched 2 years ago, fully sold and buyers received their keys this May (2010). We viewed the 2nd Phase showhouses and very much loved what we saw. It is not for everyone, esp those city dwellers, but it provided a different lifestyle to people like us who look for space, nature outdoor activities & are not so much into living in boxes of apartments.
We also later on looked at other developments such as Leisure Farm, Horizon Hills, Bukit Indah, Nusa Idaman but in the end, decided to buy a subsale twin villa house at East Ledang Phase I (picture on the right) as it's the closest to 2nd Link. We'll be getting our keys and starting interior decor in mid November (2010), so we are now in a short term rental linked duplex located in the same phase.

  5. Hi Erika, I am looking to invest, and perhaps live in JB. I came across this in alloexpat. Any thoughts? Tks Rajiv

    My recommended place to invest in JB are:

    1. Horizon Hill: Popular with Singaporean. Near to Tesco and Jusco.
    2. Setia Tropika: New township, take some time to develop but got a lot of potential.
    3. Senibong Cove: New Waterfront township like Sentosa cove. I really like this one. Develop by Australia developer.
    4. Ledang Height: Very near to 2nd link and Nusajaya government, Universities and Legoland. This is for long term investment.
    5. Austin Height: Very hot now as it is near Jusco and many well to do professional like to stay here.
    6. Taman Molek / Panderosa: Rich areas with bungalows, and semi Ds.

    Thanks for reading my blog. I've not heard/visited some of the developments listed, so I'll have to answer based on my knowledge.

    The ones that I've visited are (apart from East ledang):
    - Bukit Indah
    - Horizon Hill
    - Ledang Heights
    - Leisure Farm

    I've heard of:
    - Taman Molek
    - I think Senibong Cove (or at least a high end waterfront development in Danga Bay)

    Based on what I've seen and heard, I think Ledang Heights, East Ledang, Horizon Hills and Leisure Farms are creme la creme of developments in Johor Nusajaya. I've seen the concept of the waterfront luxury residential project, though I've not seen the actual buildings/houses, so I can't comment much.

    Having spoken to a few interior designers, we've been told that the quality of buildings we get in East Ledang is much better than Horizon Hills. We were not very impressed with the pre-built houses we saw in Leisure Farms either (they're a few years old now).

    If you're after land and are planning to build your own house, then I would suggest looking at Ledang Heights and Leisure Farm (I've heard that Leisure Farm prices are more expensive now).

    I did not like Bukit Indah and Nusa Indah housing area. These are cheaper housing and residents are supposed to take care of their own security protection. We're after a more exclusive, high end and secured compound (plus closest one to Tuas), therefore we picked East Ledang. We're considering also to buy a piece of land in Ledang heights, but this would be some time down the road.

  7. Erika - thanks, and good news. This morning I took a tour of East Ledang, the neighbourhood, loved it, and booked a unit. I was lucky - there was a last minute cancelation in their Type B Tranquility Park. Which was perfect with its granny room. And a big relief, because Type E - the ones they are marketing now, would not have worked for me.

    Thanks, you probably have no idea how much help, education, guidance, etc you give to newbies. Nothing like a resident's view on things, amongst all the sales hype and uninformed opinions on the net. And looks like we wil be neighbours in about 15 months!

    How much time it takes to drive from East Ledang to 2nd link JB custom?

    I think you'd be looking at est. RM800K+ for a linked duplex house (smaller unit than twin villa).

    It takes 10 minutes at most to drive from East Ledang to 2nd Link JB custom.

    I really wanted to stay in JB because the cost of living in Singapore now is very high. With my 6 young children (age 10-1 yrs old), I really need a big house to stay in rather than in a small box of flat (with the current property price is increasing terribly). I know I can save more if I were to stay there.

    It's just that i have been hearing a lot of scary security and safety issues that I decided to hold on to my plans.

    After I read your blog, it makes me decided to review back my plans. I hope you can advice me on this.

  17. Erika. Thank you for writing this blog. It provided me the info to decide to buy a place in Nusajaya in 2012, just one mth after my girl came into this world. We have collected our keys to Nusa Idaman and the place is very close to amenities and Bukit Indah, minus the crowd and traffic. Close to 2nd link too. My neighbors are nice people and consists of Msians n Sgporeans professionals. Very family oriented place and secured as there are constant community security
